A Come Home to Downtown Community
Meriden was one of two communities chosen to participate in the second year of the successful Come Home to Downtown program (New Britain was the other). This program, which is supported by the Connecticut Housing Finance Authority (CHFA), aims to strengthen communities by creating specific strategies to redevelop vacant or underutilized buildings into a mix of uses and housing choices.
Meriden was chosen in large part because of its commitment to mass transit and developing the area around its new train station and HUB Park, both of which are fundamental to the success of mixed-use buildings like 1-3 Colony Street, the Meriden property chosen to participate in the program. This building exemplifies the historic features commonly found in many of Connecticut’s downtowns and is well-suited for redevelopment to housing above commercial space.
The building at 1-3 Colony Street in Meriden will receive customized technical assistance from CMSC and its team of expert consultants. CMSC will work with municipal officials and the building owner to develop viable redevelopment options including identifying financing opportunities and a recommended floor plan designed to attract new residents and bring market rate housing downtown.
CMSC has also convened an advisory team consisting of members from the City and local downtown stakeholders. CMSC offers guidance to the local officials on how to facilitate mixed-use development in the downtown, assessing issues such as zoning and regulatory requirements, while the advisory team provides valuable feedback on the redevelopment options proposed by the CMSC team.
